Steel is a large early line item on a pro forma and a large source of schedule risk. Both are manageable if the scope is defined honestly at the start.
Platinum works directly with developers, owners and property managers on new construction, adaptive reuse, capital repairs and building-wide structural programs across Greater Boston.
Budget certainty
We price what is drawn and we write down what is excluded. Where the drawings are incomplete we identify the allowance items rather than burying them, so the number you carry survives contact with the field.
- Written assumptions and exclusions with every proposal
- Conceptual budgeting from schematic drawings for early planning
- Value engineering options where the sequence or the detail can change the cost
Phasing around occupied buildings
Most owner-side structural work happens in buildings that stay open. We phase by floor, wing or unit, work nights and weekends where required, and keep egress and life safety intact throughout.
Minimizing tenant disruption
Noise windows, dust and debris control, protected access routes, elevator and loading dock scheduling, and advance notice your property manager can send to tenants. Structural work is loud; unpredictable structural work is what generates complaints.
Capital repair programs
Corroding lintels, failing columns, deteriorated garage steel and rooftop equipment support are recurring capital items. We can survey a portfolio, prioritize by condition, and execute over multiple budget years.
