Lynn has the largest stock of convertible mill and industrial buildings on the North Shore side of our radius, and an active waterfront redevelopment program.
That makes it a retrofit market: heavy timber and masonry mill buildings needing new steel, new openings and reinforcement for residential and commercial reuse.
Permitting and access
Lynn requires stamped structural drawings for load path changes and inspections at the usual stages. Mill conversions frequently involve change-of-use review, which brings the full current code into play for the existing structure and often means more reinforcement steel than an owner initially expects. Coastal flood requirements apply near the harbor.
Typical local scopes
- New floor openings, stair and elevator framing in mill conversions
- Reinforcement of existing framing for change of use
- Podium and stair steel on waterfront multifamily
- Beam, girder and column replacement in older housing
